Acquisition

We buy few buildings, and we buy them properly. Sourcing, diligence and completion are handled with the patience of an owner, not the speed of a trader.

Sourcing

Most of our purchases never reach the open market. We track a small number of London neighbourhoods closely, keep long relationships with local agents, and approach owners directly when a building fits. We would rather miss a building than stretch for it.

Diligence

Before any commitment: a full building survey, title and lease review, local planning context, and a cost plan for the works we can already see. Every finding lands in the acquisition ledger before it lands in a decision.

  • Building survey and structural review
  • Title, lease and tenure analysis
  • Planning and licensing context
  • Refurbishment cost plan and programme

Completion and handover

Completions are quiet and well-prepared: funds arranged, insurance live, utilities transferred and the refurbishment team booked before exchange. The building moves from the acquisition ledger to the works ledger on day one.

Own account

We acquire for our own long-term holding. Where we share acquisition experience with others, that work sits separately on the Advisory page and is never mixed with our own purchases.
