Refurbishment

Good buildings deserve careful works. We plan the scope before we start, track every line of cost, and finish what we said we would finish.

Planning

Every project begins with a written scope: what will be restored, what will be replaced, and what will deliberately be left alone. Surveys drive the plan; taste follows condition, not the other way round.

Cost tracking

One budget, one programme, one accountable person. Variations are agreed in writing before the work happens, and the final account is reconciled against the plan in the property ledger.

Illustrative London ranges — not quotations.
ScopeIllustrative range*
Light refresh — decoration, minor repairs£15,000–£35,000
Full refurbishment of a two-bed flat£40,000–£80,000
Structural works or extension£90,000 upwards, scope-dependent

*Typical London ranges for orientation only. Every project is costed on its own survey before commitment; these figures are not an offer and not a quotation.

After the works

Completed buildings are handed to our rental operations with a full works file: warranties, certificates and maintenance notes, so the building is as easy to keep as it was to fix.
